Saline City Hall Roof Restoration Approved

Saline City Council approved a bid for city hall roof restoration by C&I Building maintenance for a total of $384,894 at the April 20 meeting.

“For some time we knew that there were some concerns with the hall roof due to the appearance of some leaks and some visual inspections. So with that, the city engaged roofing advisor TREMCO to complete a full diagnostic of the roof,” City Manager Dan Swallow said. “They did perform scans, infrared scans, to take a look at the condition of the insulation underneath. There are a few spots that will need to be cut out and repaired as well. They did confirm that yes, that either replacement and or restoration of the roof would be needed.”

Rather than a full roof replacement, TREMCO recommended repairing the roof with “a liquid roof restoration product with reinforcing mesh” according to a memorandum from the council meeting.

“It does come with a 20 year warranty,” Swallow said. “A new roof, you may get up to 30 years. It’s still a very good repair, and it’s about half the cost of what a new roof would be.”

Work will also include “the lightning protection system located on the roof as well as some additional sealing to be conducted around the skylights,” the memorandum states. The lightning protection system will be sub-contracted out to Guardian Lightning Protection system. The original quote from C&I did not include the subcontract, which added an additional $36,784 to the first quote of $348,110.

Work is expected to be completed by June of this year. The motion to approve the contract was passed unanimously.
