APPLICATION #ZBA26-002 – A public hearing will be held to consider the application for a 2,288 square foot private cemetery and associated access to be established on a non-conforming parcel that has no frontage on a street. This is contrary to Sections 4.6.A and 4.7.B of the Lima Township Zoning Ordinance, which requires a minimum width of 200 feet along a street right-of-way on which the lot fronts in the RR – Rural Residential Zoning District. The subject parcel is proposed to adjoin a 25’-wide road access easement, for which the design and construction is subject to approval as specified under Ordinance Section 5.3.A. Ordinance Section 12.2 requires a variance from the ZBA for an existing legal non-conforming lot to be entitled to an additional use under the provisions of Article 13. This property is located near the intersection of S. Fletcher Road and Scio Church Road, and is part of SE 1/4 Section 32, T2S-R4E, Lima Township. Parcel # G -07-32-400-010. Access to the subject parcel from S. Fletcher Road is proposed via the referenced access easement, which also traverses neighboring parcel G-07-32-400-011 (2071 S. Fletcher Road).
